Bridle Estates is a low-maintenance community, but not a no-maintenance one. The Landscaping and Maintenance Policy clarifies responsibilities, ensuring the neighbourhood remains clean, healthy, and well-maintained. Our goal is to make this information simple and easy for all homeowners to follow.
Landscaping & Maintenance Services Provided
Lawn Care Provided
Your lawn is professionally mowed and trimmed throughout the summer season. Fertilization and weed control are also included, keeping your yard healthy and tidy with no extra work for you.
Fencing Maintenance
The HOA maintains all perimeter fencing in the community, except for the north fence adjacent to the condominiums, which is owned by the Condo Development. Regular inspections and repairs help keep our fencing clean, strong, and consistent in appearance.
Snow Removal Services
Private driveways, walkways, and steps up to your front door are cleared after snowfall. Public sidewalks and common pathways are also maintained, helping keep winter travel safer and easier for everyone.
Front Flowerbed Care
Front flowerbeds and front tree wells are weeded and cultivated three times each year. If you’re unable to maintain your flowerbeds yourself, you’re encouraged to hire an outside service.
Irrigation Support
Homeowners are welcome to request adjustments or modifications to the irrigation system that are specific to their property. Any such alterations are completed at the homeowner’s expense, in accordance with the Association’s “Irrigation Policy”.
Please also note that any training or assistance related to setting up or programming the interior irrigation controller is considered a homeowner's responsibility and is billed directly to the homeowner by the contractor.
Common Areas and Shared Spaces
The HOA maintains all shared spaces in Bridle Estates, including the Linear Park, the Pavilion grounds, and the entrance features. These areas are kept clean, trimmed, and well cared for to ensure the community always looks welcoming.
What is the Homeowner Responsible for?
Rear and Side Yards
Homeowners are responsible for caring for all backyard and side-yard plantings, including flowers, shrubs, trees, garden beds, and tree wells. This means keeping everything watered, weeded, and pruned regularly.
Tree Care
Trees in both the front and back yards must be trimmed as needed. Branches cannot extend into a neighbour’s yard or onto community property.
If You Cannot Maintain Your Garden
Homeowners who are unable to keep up with garden care have two choices. They can remove the plantings and replace the area with grass that the Bridle Estates HOA can maintain, or they can request that the HOA maintain the garden for a fee, invoiced after the work is completed.

If a rear or side yard is not being properly maintained, the Bridle Estates HOA will first contact the homeowner to discuss what needs to be done and agree on a timeline for cleanup. A follow up letter will confirm the plan. If the work is not completed by the agreed date, the HOA will arrange the cleanup and the homeowner will be invoiced once the work is finished.
