  • The Property Manager oversees daily operations, handles homeowner accounts, coordinates maintenance, prepares financial reports, and supports the Board with administrative and legal duties.

  • SIMCO collects all monthly assessments, records payments, and deposits funds into secure trust accounts. They also send reminders for overdue fees.

  • SIMCO provides monthly financial statements, an annual year-end report, and assists with the HOA’s annual operating budget.

  • Yes. SIMCO coordinates lawn care, landscaping, seasonal cleanups, and snow removal on both homeowner property and the common property. Tree and shrub maintenance is provided on the common property only.

  • SIMCO hires and manages all contractors working on all common property. They gather competitive quotes for the Board to review.

  • SIMCO maintains insurance records, assists with renewals, and reports claims. All insurance decisions require approval from the Board.

  • Yes. SIMCO attends Board meetings when needed and provides an operations report before each meeting. They also assist with the Annual General Meeting.

  • SIMCO helps prepare and distribute the AGM information package and homeowner notices, and supports meeting logistics, including sign-in sheets, ballots, and financial summaries.

  • No. Homeowners are responsible for maintenance within their own unit.

  • SIMCO cannot approve spending above $1,000 without the Board’s permission, except during emergencies.
